Real estate & infrastructure

Real estate. Buyers commit before the building exists.

Every promise is on the record.

Residential and commercial developers, co-living and co-working operators, mall owners and property platforms, where buyers commit years before possession and every advertisement is a registered statement. We build project brands, sales journeys and buyer communication that stay true to the registered project — from launch to handover.

What is shifting

Buyers verify before they visit, and every ad is on the record.

Projects are shortlisted online and checked on the regulator’s portal; regulators ask for more on every advertisement. Each shift names what it demands, with a fact you can check.

Handover is the promise kept.
  1. Buyers shortlist projects online and verify them on the regulator’s portal.

It demandsProject pages that show the registration, approvals and progress buyers will check anyway.

SignalUnder RERA, every advertisement for a registered project must show its registration number and the authority’s website address.

  2. Some regulators now require a QR code on every advertisement.

It demandsAdvertising templates with registration details and codes built in, for print, digital and outdoor.

SignalSince 1 August 2023, MahaRERA has required a QR code on advertisements for registered projects in Maharashtra.

  3. Renders and AI imagery raise the bar for honesty.

It demandsVisuals that match approved plans, with artist’s-impression notes where they show more.

SignalRERA entitles buyers to compensation for loss caused by an incorrect statement in an advertisement or prospectus.

  4. Telemarketing is tightly regulated.

It demandsLead follow-up that respects consent, preferences and registered channels.

SignalTRAI’s commercial-communication regulations, amended in February 2025, control who may be contacted and from which numbers.

The rulebook

Registered first, advertised exactly as registered.

The real-estate law and its state orders, the advertising and telemarketing rules and the data law, read for a developer. Your legal team keeps sign-off; we design so every format carries what it must.

Advertising & claims

Shapes most of the work

  1. Ministry of Housing and Urban Affairs · state authorities

RERA, 2016 — what every advertisement shows

Every advertisement or prospectus shows the registration number and the authority’s website address; buyers who lose out because of an incorrect statement in it are entitled to compensation.

We designTemplates for every format carry the registration details by default, and visuals are checked against approved plans.

  2. Maharashtra Real Estate Regulatory Authority

    MahaRERA QR-code order, 2023

  3. Central Consumer Protection Authority

    CCPA misleading-ads guidelines, 2022

Work and insights

The work, anonymised until clients approve.

Projects in this industry are published once a client approves the write-up. Until then, here is what we have written on the rules that apply.

A typical programme · composite

A residential developer moved every project’s advertising onto templates that carry the registration number, website and QR code by default, and gave buyers one portal from booking to handover.

Anonymised and illustrative: the shape a programme takes, never a named client.

Questions

What sales, marketing and legal teams ask us first.

Something else on your mind? Ask us directly

Q.01Do you only work on residential projects?

No: commercial, retail, co-living and co-working too. The registration rules differ by project type and state; the work starts by mapping which apply.

Q.02Can you add the RERA details to all our ads?

Yes: we build templates for print, digital, outdoor and social that carry the registration number, website and, where required, the QR code by default.

Q.03Can we use AI renders?

Yes, when they match the approved plans and say they are artist’s impressions. An incorrect statement in an advertisement can make the promoter liable to buyers.

Q.04How do you handle leads from brokers and portals?

One consented record per buyer, with the source kept, so follow-up is fast and calls go only to people who have not opted out.

Let’s build what happens next.
